Ontario Landlord Protection Program

More than a property management company.

The Landlord Protection Program (LPP) is CRESI's answer to the stress of owning a rental in Ontario. It now includes unpaid rent protection through RenterCare, alongside rent collection, maintenance, legal counsel, and full transparency, built around how involved you want to be.

Talk to us about your property

More than a property management company

CRESI isn’t just another property management company operating in Ontario. The Landlord Protection Program (LPP) is built around a simple idea: managing a rental property is a job, and protecting the investment behind it is a different job — and most landlords are only ever handed the first one.

Whether you’re renting out your first unit in the GTA or you already hold a portfolio spread across Ontario, the LPP is customized to your property and your goals. It isn’t a one-size fits all package bolted onto a lease. It adapts.

Unpaid rent protection, now built in

CRESI X RenterCare

The Landlord Protection Program now includes unpaid rent protection through RenterCare. If a tenant stops paying, CRESI landlords are covered for lost rent up to $24,000 in the standard packages, or up to $60,000 with coverage tailored to your property, eviction and legal costs up to $2,000, and malicious damage, rubbish removal and theft up to $10,000, plus up to one month’s rent if a tenant breaks the lease (all as of September 2026).

A tenant who stops paying rent is the biggest fear for most Ontario landlords, and for good reason. While a non-payment file works its way through the Landlord and Tenant Board, which can take many months, the landlord keeps paying the mortgage, the taxes and the paralegal. A traditional deposit of last month’s rent doesn’t come close to covering that.

RenterCare is a rent protection insurance program from Rental Deposits Now, an Ontario-based insurance brokerage. It fills the gap between your property insurance, which covers the building, and your tenant’s insurance, which covers their belongings, by covering your financial loss when a tenant defaults. It was the one thing the Landlord Protection Program was missing, so we no longer treat it as an add-on: it is part of the program, and if you would rather not carry it on your property, Kevin can take it out.

Tenant screening that goes deeper

Every RenterCare tenant goes through a digital screening process before a lease is signed:

  • Pre-screen and online application form
  • Credit check
  • ID verification, including facial recognition
  • Employment verification
  • Bank verification

Results land on one dashboard with any red flags highlighted, and the system checks uploaded documents for signs of editing. In one of our first screenings it flagged that a pay stub had been run through a PDF editing app, and even named the app. That one turned out to be innocent, but it is exactly the kind of thing we want to know before a lease is signed. CRESI still runs its own screening on top of RenterCare, so this is an extra layer, not a replacement. Once a tenant is approved, the lease is prepared on the standard Ontario lease and signed electronically.

Something for tenants too

RenterCare is predominantly landlord protection, but tenants get some benefits too, like help with relocation costs if they have to move out temporarily for a covered repair, and help with the deductible on their own tenant insurance. Optional add-ons for tenants are coming soon: job loss insurance, tenant liability insurance, contents insurance and pet insurance.

As much, or as little, involvement as you want

Some landlords want to be consulted on every maintenance call and every tenant conversation. Others want the program to run quietly in the background and hear from us only when a real decision is needed. The LPP is built for both, and everywhere between — the level of hands-on-or-hands-off involvement is set per property, per landlord, not fixed by the program itself.

What the program actually gives you

The Landlord Protection Program bundles the tools an Ontario landlord actually needs to keep a rental property running and protected:

  • Unpaid rent protection — RenterCare coverage for lost rent, eviction and legal costs, damage and lease breaks, built into the program.
  • Collect & track rent — a stress-free, tracked way to collect rent every month, not a manual chase.
  • Maintain your property — maintenance handled by qualified trades professionals, booked on your behalf.
  • Access to legal counsel — support for a landlord’s rights when a tenant issue becomes a legal one.
  • Return on investment — the program is built to help you maximize the return your rental property actually earns.
  • Client communication — timely, accurate updates, so you’re never chasing us for a status.
  • Mobile rent tracking — track rent payments from your phone, whenever you want to check.
  • Tailored to your property — the program is customized per property and per landlord’s desired level of involvement.
  • Built to be affordable — designed to keep more of your rental income in your pocket relative to traditional property management (talk to us for what that means for your property — see below on why we don’t quote a figure here).

The LPP is associated with Stonegate Legal Services, focused on supporting the rights of Ontario landlords. If a tenant issue comes up, you can email your question directly to Stonegate and receive a response within 36 hours (as of 2026-07-29) — or call them instead. CRESI landlords receive a 20% discount on Stonegate’s services if you need to engage them further (as of 2026-07-29).

Powered by PayProp

Rent collection and tracking run on PayProp, which keeps a live record of collected rent and outstanding balances and pays investors and landlords out automatically. That also means:

  • Accurate billing with full bank integration and transparency.
  • Monthly and annual statements.
  • An annual statement built specifically for property tax purposes.

Where your rent actually sits

Rent collected under the program is disbursed to landlords through a CIBC trust account, and the full flow of funds is visible to you through the program’s mobile app — not a black box you have to ask about.

Rent that builds your tenant’s credit — and your case

Rental payments made through the program are reported to Equifax and the Landlord Credit Bureau, giving tenants a real, tangible incentive to pay on time: on-time rent starts building their credit, not just satisfying their lease. It also means a tenant’s payment history is documented and accountable, rather than a matter of who remembers what — and it’s the same reporting relationship we use to screen prospective tenants for our Ontario landlords.

Why owning a rental in Ontario is worth protecting properly

Real estate remains one of the more accessible ways to build passive income beyond savings, mutual funds, or an RRSP. Roughly a third of Canadians rent (as of 2026-07-29), so demand for rental housing isn’t going away, and a well-run rental property both earns cash flow and appreciates over time. The Landlord Protection Program exists so that owning that property stays an investment, not a second job.

What this costs

We don’t publish a management figure here, because the honest answer depends on your property and how much of the program you actually use — quoting a number without knowing that would be a guess, not an answer. Tell us about your property and we’ll talk through what fits and what it costs. The RenterCare protection premiums are the exception: they’re published in the table above.

Common questions

Frequently asked

What is the Landlord Protection Program?
It's CRESI's property management model for Ontario rental owners, built around protecting your income and your time rather than just collecting rent. It bundles rent collection and tracking, maintenance by qualified trades, access to legal counsel, financial transparency, and unpaid rent protection through RenterCare into one program, customized to your property and how hands-on or hands-off you want to be.
What is RenterCare?
RenterCare is a rent protection insurance program from Rental Deposits Now, an Ontario-based insurance brokerage. It fills the gap between a landlord's property insurance and a tenant's own insurance by covering the landlord's financial loss when a tenant defaults: unpaid rent, eviction and legal costs, malicious damage, rubbish removal and theft, and a lease break. CRESI offers it to its landlords as part of the Landlord Protection Program.
Is RenterCare included in the Landlord Protection Program?
Yes. CRESI now treats unpaid rent protection as a standard part of the Landlord Protection Program rather than an optional add-on. If you would rather not carry the coverage on your property, tell Kevin and it can be taken out of your program.
What does RenterCare cover for an Ontario landlord?
As of September 2026: unpaid rent up to $24,000 in the standard packages, or up to $60,000 with coverage tailored to your property, eviction and legal costs up to $2,000, malicious damage, rubbish removal and theft (including stolen appliances) up to $10,000, and lease break protection of up to one month's rent when a tenant leaves early. Every unpaid rent package includes the damage, lease break and legal coverage.
How much does rent protection insurance cost per month?
As of September 2026, CRESI members choose an unpaid rent coverage level: $6,000 of coverage for $30 a month, $12,000 for $45 a month, or $24,000 for $90 a month. Each package also includes $10,000 for malicious damage, rubbish removal and theft, one month of lease break protection, and $2,000 for eviction and legal costs. Coverage can be tailored to your rent and how many months you want protected, so talk to Kevin about the right fit for your property.
What happens if my tenant stops paying rent in Ontario?
Under the Landlord Protection Program, the eviction for non-payment starts with an N4 notice, handled with legal support through Stonegate Legal Services, and RenterCare covers the landlord's lost rent up to your chosen coverage level plus up to $2,000 toward eviction and legal costs (as of September 2026). It means you are not carrying the mortgage and the rent shortfall yourself while a Landlord and Tenant Board file works its way through, which can take many months.
What if a tenant leaves without giving 60 days' notice?
RenterCare's lease break protection covers up to one month's rent (as of September 2026) when a tenant leaves early, whether they give short notice or simply move out, so you are not out of pocket while a replacement tenant is screened and placed.
How does RenterCare screen tenants?
Prospective tenants receive a link to a digital application that includes a pre-screen, credit check, ID verification with facial recognition, employment verification and bank verification. Everything appears on one dashboard with any red flags highlighted, and the system checks uploaded documents for signs of editing. CRESI still runs its own screening on top of it, so it is an extra layer of protection rather than a replacement.
Does RenterCare help tenants too?
Predominantly it is landlord protection, but tenants do get some benefits, such as help with relocation costs if they need to move out temporarily for a covered repair, and help with the deductible on their own tenant insurance. Optional tenant add-ons, including job loss, tenant liability, contents and pet insurance, are coming soon.
How do I add RenterCare protection to my rental?
Email Kevin at PropertyManagement@CRESI.ca or use the form on this page. Landlords in the Landlord Protection Program get RenterCare as part of the program, and Kevin can walk you through the coverage level that fits your rent.
How hands-on do I have to be?
As much or as little as you want. The program is tailored per property and per landlord — some owners want to see every maintenance call before it happens, others want to hear from us only when something needs a decision. Both are normal.
How is rent actually collected and paid out?
Through PayProp, the platform behind the program's rent collection and disbursement. Rent is billed accurately with full bank integration, and funds are held and disbursed through a CIBC trust account, so the money trail is transparent from tenant payment to landlord payout. You get monthly statements and an annual statement built for property tax purposes.
What if a tenant issue turns into a legal one?
You have access to legal counsel through the program's association with Stonegate Legal Services. Email a tenant question directly to Stonegate and you'll get a response within 36 hours (as of 2026-07-29), or call them directly — and CRESI landlords receive a 20% discount on their services (as of 2026-07-29) if you need to engage them further.
Does on-time rent actually help my tenants, or just me?
Both. Rental payment history is reported to Equifax and the Landlord Credit Bureau, so a tenant who pays on time is building real, reportable credit — which gives tenants a genuine incentive to stay current, not just an obligation. It also means we can screen potential tenants using that same reporting.
What does the program cost?
The management side depends on your property and how much of the program you use — that's exactly the kind of detail we work out with you directly rather than quote in the abstract. The RenterCare rent protection premiums are published above. Reach out and we'll walk through what fits.
